Regarding buying property in Japan

Q
How much money do I need for buying property in Japan(Tokyo)?
A
There down bellow are the examples of cost you have to pay for. Registration and license tax, stamp tax,
handling fee for using loan, real estate acquisition tax, insurance fee, agency fee and so on. In general cases,
buyer need to pay 6% to 9% of total cost additionally. Please get well prepared.

Q. How much deposit do I need for buying?
A
Normally buyer pay 10% of purchase price to seller as deposit. However, it changes depending on your situation.
Please confirm with us about it when you officially decide to purchase property. It’s possible for you to cancel
your transaction with renouncing the deposit when you want to do so. Therefore, it’s definitely the best for both seller and buyer to set as high deposit as possible to prevent cancelling easily.

Are there limitations for obtaining property in Japan?
A
No, there are not. Procedure must be easier if you purchase property by cash. It’s quite difficult for you to receive a home loan if you are not living in Japan and be not able to read and write Japanese. Please contact us for details.

Are documents for my contract not written in Japanese valid?
A
When foreigners sign a contract in Japan, all of documents must be written in Japanese to follow the law called ‘’Building Lots and Buildings Transaction Business Act’’. If you do not understand Japanese, we explain what they are saying about by translating the documents.

※Something can replace your certificate of residence.‘’How to get it’’ : From a notary office in the country where you are from OR Verification by embassy in Japan.

What kind of taxes do I need to pay for?
A

Appointing a tax manager is mandatory for ③~⑤

If seller doesn’t live in Japan, and the property you obtained from the seller is not for living, we may have to pay tax withholdings instead of you. When it is needed, we will explain how the process works. You may have to pay delinquent tax if you purchase property without knowing it. So please be careful of buying.

Are there something I have to do after I obtained property in Japan?
A
In the case that you are a foreigner not staying in Japan, you must inform ministry of finance through bank of Japan within 20 days after your transaction is done.

Should I pay agency fee to you even if I cancel my transaction?
A
No. You don’t need to pay a cancellation fee. Agency fee is required when your transaction is completely done.

Regarding questions for selling

What kind of costs do I need pay for selling?
A
Agency fee is needed when your transaction is successfully done. In the case you don’t live in Japan, buyer who you signed with needs
to pay tax withholding depending on situation. Therefore the tax withholding is offset from the total cost in the end. However, you will get some of them back as refund when you fill a tax return if your income tax is smaller than tax withholdings. When your income tax is beyond tax
withholdings, you will have to pay the balance. In some cases, you should pay to a judicial scrivener when deleting a mortgage on registration records and changing registered address is needed. Please contact us for more details.

Is a cancellation fee required if I cancel my transaction?
A
No, it isn’t. However, other additional fees may apply in some cases. Please contact us for more details.

A

A
Yes, it is possible.

Transaction fee for overseas is relatively expensive. Therefore, many of clients wish us to transfer to them a couple of times in one year.

Can I request you to renovate my property?
A
Instead of you, we can order a construction work which doesn’t cost you more than 5 million yen. Please ask us if the total estimated cost exceeds 5 million yen. You must pay for the cost when we order a contraction work.

Regarding exchange rate
A
Normally we use only Japanese yen. Therefore, amount of payment can be changed, depends on the foreign exchange rate.
